Problem
Air conditioning systems contain an air handler that includes a coil in which Freon circulates through. These air handlers are usually installed in attics or closet cabinets. These air handlers sweat during operation and produce condensation that flows into a drain pan located beneath the air handler. This water over time pools in the bottom of the drain pan and traps creates mold and algae. With the addition of dust and debris the low points and traps in the drain line will clog. If the clog is in the drain pan water will fill up and eventually run over and on to the stud and sheet rock below. If installed in a closet then the water runs onto the floor and sheet rock of the closets. Depending on the location of the clog. It could merely appear to be sink backing up. Either way at this point you have been forced to call a plumber to resolve this matter.
Prevention
There are several ways to avoid the clogging problem. One is to periodically blow out your drain line, secondly you can pour Vinegar and Hot water down the drain line and the most common is to pour bleach into the drain line. all of these require going into your attic and locating your vent pipe and performing one of the above processes. Most people don’t know they are supposed to do this or don’t want to go into the hot attic to do this chore. So the problem develops and in many situation cause extreme damage to the sheet rock and flooring below.
Solution
Install a MEDS unit in your home or business. This product uses pumps to send the solution through a reinforced hose that can be run through the attic or studs of new homes. The first pump is a fluid pump that sends about 5 ounces of the special sodium hypochlorite solution into the hose towards the drain.
